GMK Associates was retained to develop a strategic and facility master plan for Lowcountry Urology Clinics and to assist in the process of applying for and obtaining a Certificate of Need (CON) for a new ambulatory surgery center (ASC) through SCDHEC. The completed master plan delineated an approximately 12,680-square-foot, one-story ASC, as well as a future medical office building, on a parcel of land with frontage on Wallace School Road in Charleston. Upon approval of the CON through SCDHEC, GMK was further retained to design and construct the new ASC using the design-build methodology.
The building is one story with exterior brick in a running bond with horizontal accent bands of brick. There is a precast lintel and sill at the windows. There are horizontal sun screen projections to provide a decorative accent to the building at the waiting area and entry vestibule. The mechanical air handling units are concealed by the building parapet from the on-site parking. The window system for the building is extruded aluminum with insulated glass. The roof is a low slope pre-engineered system that slopes from the front to the back of the building. The interior partitions are painted gypsum board with vinyl tile flooring for most rooms except those that need to be seamless where welded sheet-vinyl are used. The ceilings are suspended acoustical lay-in systems for all areas except the operating rooms which are suspended painted gypsum board. The building is sprinkled, with carpeting, miscellaneous cabinetry and painted finishes. The plumbing, mechanical, power, lighting and life safety systems are designed to meet the requirements of an ambulatory surgery center.
